We have a team of approved contractors to meet general maintenance issues and emergencies.

Residential Tenants Guide to Fees;
An administration fee, which covers credit and reference checks and the administration work required to produce the tenancy paperwork will be payable to secure the property and take it off the market. You will need a guarantor if you are short on affordability, have a poor credit history or are in receipt of Housing Benefit. The fees we will charge before and during your tenancy are listed below;
Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.
Additional Residential Tenant Fee (Over the age of 18 years old) - £50.00 (Inc. VAT)
Processing the application, associated paperwork and referencing
Residential Guarantor Fee - £50.00 (Inc. VAT) per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement
Deposit - Equal to one month’s rent
This is to cover the risk of any property damage. This will be protected as a security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.
Amendment and/or Contract Renewal Fee - £100.00 (Inc. VAT)
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy.
Ending your tenancy;
Future Landlord Reference Fee - £30.00 (Inc. VAT) per reference request
Collating information and preparing a reference for a future landlord or letting agent.
Other fees and charges;
Unpaid rent or returned payments - £20.00 (Inc. VAT)
Charged for any missed or late rent payments as well as any payments that are returned by the Bank.
Professional Cleaning (if required) - £ Quoted as required which will be deducted from the Deposit
Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
